The financier purchased a more modest island - Little St James - originally in the late 1990s, but later purchased the larger Great St James in 2016 for approximately $22.5 million.
The released images reveal he had formulated ambitious plans to transform the 161-acre island by constructing living quarters, an amphitheatre, an submerged workspace and a reservoir.
Visible on the blueprint is Pillsbury Sound, a marine passage in the region, indicated on the bottom right.
This development map is annotated in handwritten red notes and contains a notes section identifying distinct sections of the property.
Alongside the main plan are what appear to be an additional nine site drawings and construction drawings, including plans for dock shelters.
